No Upfront Fees - Classic Homes does not collect any fees until we get your home rented or sold.  Our management fees are automatically deducted from your account when rent or sale proceeds are received.

 Leasing -  We will find, screen, place and maintain quality tenants in your home, generating rental revenue as we preserve your investment:

  • While the property is vacant we will market your property through various different channels to minimize the length of vacancies.  We will also conduct periodic property inspections to insure upkeep, and a trained leasing consultant will be available to show the home 6 days a week. 
  • Placing a tenant will involve a rigorous screening process to ensure that only qualified applicants are placed into your home.  We will:
    • pull a national credit report on each and every adult rental applicant.
    • verify former landlord references.
    • verify the applicant's employment and income.
    • complete a Florida "Criminal Background Check" on all adult applicants. 
  • While the property is occupied we will continue to conduct all necessary functions to maintain the property and handle all tenant issues, including:
    • periodic property inspections in accordance to lease agreement
    • rent collection (rent is due by the 4th, late fees are assessed after due date,and late notices are sent out when necessary; removal processes are initiated if tenant is not current in accordance to Florida law)
    • repairs and maintenance, and other tenant issues

Full Bookkeeping

We provide our clients with monthly financial statements with detailed information of their account, and also provide year end statements that owners can provide to their accountant for tax purposes.  We also provide direct deposit of rental payments and will manage any reoccurring expenses for our owners (i.e. mortgage payments, and homeowner association fees) provided their account is properly funded.

 Property maintenance and Repair

Classic Homes is a licensed contractor with years of experience building and renovating new and existing homes.  We have a network of professionals ready to handle tenant maintenance requests 7 days a week, and we are able to handle any size repair jobs, all at reasonable rates.

 Sale and Short-Sale services

 Classic Homes is also a licensed real estate broker and can help you sell your home.  Much like the rental process, we will get your property ready for sale, handle all necessary upkeep, provide multiple listings for your property, and have an agent available to show the property 6 days a week.  With our experience in the industry, we also provide short-sale assistance.

 Legal Support

 Classic Homes has partnered up with a law firm to provide our clients with assistance with issues like loan modifications, debt cancellation, and deed in lieu of foreclosure.  They are qualified professionals, with years of experience.
